The Saddle rooms - Sennen
Conversion of a listed building into holiday accommodation run in association with the First and Last Inn and Landsend Hotel. Completed last summer, we are now working on the refurbishment of Landsend Hotel.

This project involved creating an extension to a holiday club complex to provide for a bar, new dance floor, stage and main club room with ancillary back up facilities including games zone and a glazed link to the existing swimming pool.
As with most projects, time scale is very important, this becomes even more crucial with holiday parks as the period for which they are closed is very short. The project carried a £5000,000 build budget to be completed within 16 weeks. Web construction were awarded the contract after the tender period and completed the project within the price and time period.
The extension comprises of a steel frame structure with concrete block infill and a steel profile roof. The use of different levels inside and the choice of a bold colour scheme has provided an interesting and much admired end result. The holiday park, including the above club complex, has been featured on the BBC holiday programme and was also the subject of a fly-on-the-wall documentary.

Our clients existing bed and breakfast business was proving to be extremely popular and therefore the next step was to expand. Being farmers they had the ideal opportunity in the form of their surrounding redundant barns, and we were employed to undertake the necessary surveys, plans and consultations to allow the conversion to go ahead.
The conversion needed to produce three letting units each with their own sanitary facilities and maximum circulation space whilst maintaining the original character of the barn.
With the conversion of traditional buildings it is important to maintain as many of the original aspects as possible. This can be achieved with the use of natural slate and stone. A new set of steps into the building was constructed out of granite and the trusses were built new to replicate the original style and size.

This project was funded by The Cornish Millennium Project (lottery), English Partnership(RADA), Caradon Leader Project and the Lerryn Village Hall. It entailed demolishing the existing hall which was structurally unsound and designing a new hall which would take the village into the new Millennium by creating a new centre that all ages could use and be accessible to disabled people.
The design not only had to take into account the small site set within the heart of the village but also that it was in the middle of a conservation area.
Our involvement in the project encompassed not only the design work but also full project management for which we included the services of John Davis for the engineering works and Slade Parry Partnership for CDM and cost planning. Completion was accomplished in April 2000.

Our design brief was to provide a new structure that would link existing facilities together and provide all weather access.
It was felt that internally the building should provide for a multitude of uses without compromising on its main purpose of being the main entrance to the club house, take-away and family room. In addition to this, the proposal needed to have an imposing and visual look externally.
As cost was an important factor it was decided that the internal structure should be left exposed with suspended light systems and air handling units. The new external walls were to be predominantly glazed to give a light voluminous feel and emphasise the main structural elements.
The finished building worked out at £715 per m²

rowes garage - truro
Due to an increasing updating of franchise requirements the practice was instructed to design a new showroom and repair complex for Honda UK – Rowes Garages on an existing site near Truro, Cornwall. The proposed scheme was designed after detailed consultations with cost consultants, Strucrtural / mechanical and electrical engineers all using state-of-the-art technology.Our brief was to take the £500,000 project from inception to completion within a 16 week build programme. The project opened ahead of schedule in November 1998.

Our instructions were to design an indoor swimming pool and associated facilities using an existing structure. It was extremely important for the completed structure to not only be visually interesting but also fun inside.
The pool was designed to include features such as bubble seat, water cannon and fountain. The main swimming area is linked to a shallow children’s fun section making it user friendly to all groups of users.
Construction was completed within the 20 week contract period at a cost of £550,000. Main contractor – Stansells, Pool sub-contractor – Penguin Pools. Architectural design and project management undertaken by Andrew Thomas – Architectural consultants.

St. Marys Bay Holiday Park was purchased as a run down development which, over the last two years, we have been responsible for a £3.5 million redevelopment scheme.
The project involved refurbishment of existing accommodation together with obtaining planning permission to allow for further expansion of the accommodation section.
Both projects over the last two years have been fast track due to the short closed season and in both cases have meant spending over £1 million within their allotted 16 week construction periods. Tight planning and supervision were paramount to ensure the projects were completed within their budget and time scales.

During our early involvement with Sterts, instructions were received in relationship to land that they were planning to purchase with a view to designing a building capable of housing facilities necessary for their needs. This included an indoor theatre, large exhibition area, restaurant, toilet facilities, changing rooms, offices, a large workshop area capable of being used for various crafts, library, costume store, recording studio and projection rooms.
Outside was planned an amphitheatre and car park with new access. In 1986, after negotiations with the local authority and a public meeting in the village hall, planning permission was granted.
1990 saw the construction of the amphitheatre, car parking and access roads and the necessary permissions were obtained to extend and alter the existing restaurant to encompass a bar and exhibition area. This was completed in 1991.
Due to the weather in this part of the world, Sterts requested that a cover be designed and erected over the amphitheatre, which was undertaken by ourselves and after obtaining planning permission was duly erected.
We have been involved with Sterts since 1986 and were instrumental in providing the design experience to get the Charities Centre up and running. This included a functions room, gallery and amphitheatre.
The practice, including 51% Studios, was financed by the lottery to put together a feasibility study which included designing a £4.5 million transformation of the centre into what is hoped will one day become Cornwalls centre for the arts.

As a practice, we try to be sympathetic with our designs, taking into account the local surroundings and architecture, with the view of producing an end product that looks like it belongs. This property is nestled in the conservation valley of Polperro, Cornwall, and our brief was to design an extension that would reflect the original character without being too overpowering.

Originally working barns formed in a courtyard which were made redundant due to modern intensive procedures. We were responsible for planning and converting these barns, as phase one of the project, into six holiday units, each being completely self contained. Internal and external features were restored and added to using natural local materials.
This courtyard complex has allowed the farm to diversify and obtained an Environmental Design Award from the Borough of Restormel Council.
Phase two of the project was to create two new letting units designed in the traditional style of the courtyard complex. This was achieved using traditional materials and detailing both internally and externally. This phase gained an award from the Country Land Owners Association.
